Sign and onboard
A 30-minute call the same week you sign. We walk the property on paper, agree what the association actually maintains, and lock the site visit date on the spot.

Thirty minutes, and a date on the calendar for the walk.

Documents and site visit
We request the declaration, budget, reserve balance, and any prior study, and we chase down what we can ourselves rather than handing you a homework list. The property walk happens in this window: measurements, condition notes, and dated photos of every reserve component.
What we need from you
Access to roofs and mechanical rooms, and one contact who knows the property.

Inventory and funding model
Every component gets a quantity, a unit cost from regional pricing and your own recent invoices, a useful life, and a remaining life grounded in what we saw. That inventory runs forward thirty years against your balance and contribution.

Nothing. This is our desk work.

Draft delivered and board date set
You get the full draft to challenge before anything is final, plus the two-page summary written for the board. We schedule the presentation and take the questions in the meeting ourselves.

Costs move, roofs fail early, and boards change. A study left untouched for eight years is a historical document, not a plan.
Most associations re-run a light update annually or every other year and commission a full study with a fresh site visit roughly every five. Because you keep the working model, updates are fast and inexpensive.
