Most reserve studies fail boards in the same way: the physical inspection is fine and the financial model is an afterthought.

I come at it from the other direction. My degree is in data science, and I spent ten years doing financial planning for businesses — building forecasts, defending capital budgets, and translating multi-year models for people who had to make a decision from them this quarter.

That's the same job a reserve study does. An association is a small enterprise with a depreciating asset base and a fixed revenue stream. Treating the funding plan as a real forecast — with scenarios, sensitivities, and honest assumptions — is what makes the difference between a report and a decision.

I founded Iron City Reserves to do that work for communities in Allegheny County, where I live. Western Pennsylvania has its own realities: freeze-thaw cycles that punish pavement, hillside drainage, and a lot of buildings whose original components are all reaching end of life at the same time.
